1. Design around how you live – not how you want it to look
Before finishes or floorplans, think about routines.
How do your mornings run? Where does your family gather? Do you entertain a lot or prefer quiet evenings? A home built around how you actually live feels effortless. One built around someone else’s aesthetic will frustrate you in small ways – every single day.
2. Pick one clear style direction
Too much inspiration is a problem.
When you’ve saved images across five different styles, every decision becomes a debate. Pick one core direction – coastal, contemporary country, modern Australian – and let every decision run through that filter. The result is a home that feels considered, not assembled.
3. Know your must-haves from your nice-to-haves
Write two lists before any design conversation.
List one – non-negotiables. The things you’d regret not having. List two – nice-to-haves. The things you’d love but can live without. When trade-offs come up – and they always do – you’ll already know what to protect and what to let go of.
4. Think about flow – not just rooms
A stunning design means little if moving through your home feels awkward.
A kitchen near the garage makes unpacking easy. A living area connected to the alfresco makes entertaining feel natural. An entry without a drop zone becomes cluttered within weeks. Think about how you’ll move through your home every day. That thinking, done early, shapes everything.
5. Make decisions early – and stick to them
Late decisions create a chain reaction. Suppliers can’t order. Trades can’t be scheduled. Timelines unravel.
Decide early and you get the best materials, the best trades and the best pricing. The clients who have the smoothest builds are almost always the ones who came in with clarity.
